A stain on your ceiling is almost never directly beneath the leak. Water travels along rafters and decking before it drops, which is why guessing at the source wastes money. We trace the water path back to its true entry point — a lifted shingle, a failed pipe boot, an open valley, cracked flashing at a chimney or parapet, or a split seam on a flat roof — then repair that point and verify the fix. Where the leak has already soaked the sheathing, we replace the affected decking rather than sealing rot underneath a new surface.

Repair or Replace? An Honest Answer

Not every roof needs replacing, and we will say so. As a rule: if the damage is localized, the roof still has meaningful life left, and the decking underneath is sound, repair is the right move. If you are repairing the same roof two or three times a year, granules are gone across whole slopes, or multiple areas of decking are soft, you are spending money on a system that has reached the end of its service life. You get a written condition assessment either way.
