What Failing Gutters Actually Damage
When a gutter overflows, water sheets down the fascia and into the eave. From there it rots the fascia, saturates the soffit, wicks into the roof deck edge, and eventually reaches the rafter tails — the most expensive part of a roof to repair, because it is structural. At ground level the same overflow saturates the soil against your foundation and, in Chicago, freezes there. A modest gutter repair deferred for three winters routinely becomes a five-figure fascia, deck and foundation problem.
Gutters and Ice Dams
A clogged gutter in autumn is an ice dam in January. Leaves and debris hold water, that water freezes, and the frozen mass at the eave blocks the next round of meltwater from leaving the roof — so it backs up under the shingles instead. Clearing gutters before winter is the cheapest ice dam prevention there is, and correctly sized downspouts discharging well away from the building are the second cheapest.

Seamless, in almost every case. Sectional gutters have a joint every ten feet and every joint is a future leak. Seamless gutters are roll-formed on site to the exact length of the run, so the only joints are at corners and outlets.
If you have overhanging trees, yes — they dramatically reduce cleaning frequency and, more importantly here, reduce the debris that seeds ice dams. They do not eliminate maintenance. Cheap mesh screens that sit loose in the gutter tend to make things worse.
Twice a year minimum — after autumn leaf drop, which is the critical one, and again in spring. Homes under heavy tree cover often need more.
