Drive down almost any Chicago residential street and look at the rooflines. Two-flats, three-flats, courtyard buildings, greystones, storefronts — flat, flat, flat. Even the classic Chicago bungalow, which has a proper pitched roof at the front, usually has a low-slope or flat section over the rear addition.
Flat roofs are a huge part of what we do, and they behave nothing like a shingle roof. Here is what owners should understand.
"Flat" Should Never Actually Be Flat
A flat roof needs fall — a slight, deliberate slope — so that water leaves within about 48 hours of a rainfall. When it does not, you get ponding, and in Chicago ponding is far more destructive than it is elsewhere.
Standing water on a roof here freezes overnight, expands into every seam and hairline defect, thaws the next afternoon, and does it again. A minor imperfection that would sit harmlessly on a roof in a mild climate becomes a split seam in one Chicago winter. On top of that, ponded water is dead load: a puddle an inch deep across a thousand square feet weighs about five tons.
So when we assess a flat roof, drainage comes first. Are the drains and scuppers where they should be, and are they clear? Has the deck deflected between joists, creating a low spot? Does the roof need tapered insulation built up to create fall that was never there?
The Membrane Systems, Honestly Compared

There is no single right answer. The correct system depends on your deck, your drainage, your budget, how much foot traffic the roof sees, and what is up there now.
Most Flat Roof Leaks Do Not Start in the Roof
This is the single most important thing a Chicago building owner can know, and it is the reason so many flat roof leaks come back after being "fixed".
Nearly every flat roof in this city is surrounded by a masonry parapet — the wall that runs up above the roof deck around the perimeter. That wall has three ways of letting water in:
- Through the coping. The cap on top of the parapet. If it is cracked, missing, or has open joints, water pours straight into the top of the wall.
- Through the mortar joints. Failing mortar on an exposed parapet takes the worst weather on the building. Water enters the wall and travels down inside it.
- At the base flashing. Where the roof membrane turns up the parapet and terminates. If that termination was never done properly, water gets behind it.
In all three cases the water appears at a ceiling inside the building, and it looks exactly like a roof leak. A contractor who only does roofing will patch the membrane, take your money, and the leak will come back. We do tuckpointing as well as roofing specifically because on these buildings the two are one system.
If you have had the same flat roof leak "fixed" more than once, the odds are very good that the water is coming through the parapet, not the roof.
What Maintenance Actually Looks Like
- Clear drains, scuppers and gutters twice a year — a blocked drain is how a flat roof turns into a pond
- Inspect seams and flashing each spring, after the winter has done its worst
- Check the parapet coping and mortar for open joints
- Look for blisters, splits and areas where the membrane has pulled tight at the perimeter
- Keep foot traffic off it, and put walkway pads where people need to service rooftop equipment
- Do not let anyone screw anything into it without properly flashing the penetration
When to Restore Instead of Replace
If the membrane is largely intact and — critically — the insulation beneath it is dry, a restoration can add ten to fifteen years for a fraction of replacement cost: clean it, repair the seams and details, reinforce the penetrations, and coat the field. The catch is the moisture check. Coating over a wet assembly seals the water in and guarantees failure, so we verify before recommending it.
