If you own a house in Chicago, you know the pattern. A cold snap, a few inches of snow, then a row of icicles hanging off the gutter line — and a few days later, a brown ring appearing on a bedroom ceiling.
That is an ice dam. It is one of the most common calls we get between December and March, and it is also one of the most misunderstood. Almost everyone assumes it is a roofing defect. It usually is not.
It Is a Heat Problem, Not a Roof Problem
Here is the actual sequence:
- Warm air leaks from your living space into the attic — through recessed lights, the attic hatch, plumbing chases, gaps around ductwork, and simple lack of air-sealing.
- That warm air heats the underside of the roof deck.
- The snow sitting on the middle of the roof melts from below, even though the outdoor temperature is well below freezing.
- The meltwater runs down the roof toward the eaves. But the eaves overhang unheated space — they are at outdoor temperature.
- The water refreezes there. Repeat for a few days and you have a solid ridge of ice along the bottom edge of the roof.
- Now the next round of meltwater hits that dam and has nowhere to go. It pools behind it and works backwards, up under the shingles.
And that is the problem. Shingles are designed to shed water running downhill. They are not designed to hold standing water, and they are certainly not designed to resist water being pushed uphill underneath them. Once it is past the shingles it is into the sheathing, the insulation, the wall cavity and the ceiling.
Two identical houses on the same block, same weather, same roof — one gets ice dams every year and one never does. The difference is almost never the roof. It is the attic.
Why Chicago Is Especially Bad For This
Ice dams need a specific combination: snow on the roof, a roof deck warm enough to melt it, and an outdoor temperature cold enough to refreeze it at the eave. Chicago provides all three, repeatedly, for months.
Our housing stock does not help. A great many Chicago homes are 70 to 120 years old, built before anyone thought about attic air-sealing, often with insulation added later on top of the problem rather than instead of it. Many bungalows have finished or half-finished attics with almost no ventilation path at all. And the classic Chicago roof has a low-slope or flat rear section, which drains slowly and holds meltwater exactly where you least want it.
How to Remove an Ice Dam — and How Not To
Do not chip at it. Not with a hammer, not with a hatchet, not with a garden spade. You will destroy the shingles underneath, and you are standing on a ladder on ice while doing it. We have replaced roof sections that were damaged far more by the removal attempt than by the ice.
Do not throw salt or de-icer at it. Rock salt corrodes metal flashing, eats aluminium gutters, stains masonry and kills whatever is planted below. Calcium chloride is gentler but still not something you want washing down your siding every winter.
Steam is the right answer. Low-pressure steam melts a channel straight through the ice without touching the roof surface at all. It is what professional crews use, it is safe for the shingles, and it works in one visit. Once the dam is open, clearing the gutter and downspout gives the remaining meltwater somewhere to go.
Stopping It Permanently
Removal treats the symptom. If you want to stop paying for it every February, the fix is in the attic:
- Air-sealing. The highest-value step by a distance. Seal the penetrations letting warm air into the attic — around light fixtures, the hatch, pipes, chimneys and ductwork.
- Insulation. Bring the attic floor up to current depth, evenly, with no gaps and no compressed batts.
- Ventilation balance. Intake at the soffits, exhaust at the ridge, roughly equal. The goal is an attic that stays at outdoor temperature. Most Chicago homes we inspect have some exhaust and almost no functioning intake, because blown-in insulation has buried the soffit vents.
- Baffles. Cheap plastic channels that keep the insulation from choking the intake path. Frequently missing.
- Ice & water shield. During any re-roof, self-adhering membrane at the eaves is your last line of defence. It will not stop the dam forming, but it will stop the water that gets behind it from reaching your ceiling.
- Vent the right things outside. Bathroom fans and dryers that discharge into the attic instead of through the roof are dumping warm, wet air exactly where it does the most damage. We find this constantly.
What About Heat Cables?
Heat cables — the zigzag wires along the eave — are a symptom treatment. They can keep a channel open so meltwater escapes, and on a building where fixing the attic genuinely is not practical they have a place. But they run up your electric bill every winter, they have a limited service life, and they do nothing about the heat loss that caused the problem. We would rather fix the attic once.
When to Call
Call us if you have visible ice along the roof edge more than a couple of inches thick, if icicles are forming behind the gutter rather than at its lip, if you see water stains appearing on ceilings or at the top of exterior walls, or if you are getting the same thing every single winter. That last one is the important one — a recurring ice dam is a building telling you something, and it is cheaper to listen than to keep patching ceilings.
Frequently Asked Questions
Interior water damage caused by an ice dam is often covered, since it is sudden and accidental. The cost of removing the ice, and of fixing the attic problem that caused it, generally is not — those are maintenance. Check your specific policy.
A roof rake used gently from the ground on the first few feet of eave can help. Used aggressively it tears granules off shingles, and used from a ladder in winter it is dangerous. Never climb onto a snowy Chicago roof.
Not by itself. A new roof with ice & water shield will stop the water reaching your ceiling, which is a big improvement — but the dam will still form unless the attic heat loss is corrected. We address both.
