Chicago is a brick city. Bungalows, two-flats, greystones, courtyard buildings, warehouses — masonry everywhere, most of it between 60 and 130 years old. And nearly all of it fails the same way: at the mortar, long before the brick.
Mortar Is Supposed to Be the Weak Point
That is not a defect, it is the design. Mortar is deliberately softer than the brick around it. Buildings move — thermally, seasonally, from settlement — and something has to absorb that movement. Better the mortar cracks than the brick.
The problem is what happens once the joint face has eroded back. Now there is a recess collecting water, and behind it a path into the wall. And this is Chicago, so that water freezes.
The Freeze-Thaw Arithmetic
Water expands roughly nine percent when it freezes. In a mortar joint that means it acts as a wedge, levering the joint fractionally wider every time it happens. Then it thaws, more water gets in, and the next cold night does it again.
Chicago averages roughly 100 freeze-thaw cycles a year. That is a hundred small mechanical attacks on every open joint on your building, every single year. It is why masonry deteriorates faster here than in almost any comparable city, and why deferring tuckpointing is a genuinely expensive decision rather than a cosmetic one.
Left long enough, the damage moves on from the mortar to the brick itself. Water gets into the brick body, freezes, and pops the face off — spalling. At that point repointing will not save it; the brick has to be cut out and replaced, which costs several times more.
Signs You Need Tuckpointing
- You can scratch the mortar out with a key. The classic test. Sound mortar resists a screwdriver; failed mortar comes away as sand.
- Sand or mortar dust at the base of the wall. The joint is eroding and the evidence is landing on the ground.
- Visibly recessed or missing joints, especially on the south and west elevations that take the weather.
- Efflorescence — white powdery staining on the brick. That is salt left behind by water moving through the masonry.
- Damp patches inside on an exterior wall, particularly after driving rain.
- Brick faces flaking, popping or crumbling. This is spalling and it means you are already past the cheap fix.
- Stair-step cracking following the mortar joints diagonally across the wall.
- A parapet that is leaning or bowing above the roofline. This one is urgent.
The Parapet Is Where It Matters Most
If your building has a flat roof — and in Chicago it probably does — the parapet wall around the roof perimeter is the most vulnerable masonry you own. It is exposed on both faces, it has no roof over it, and it takes wind-driven rain and snow from every direction.
It is also where an enormous share of "roof leaks" actually begin. Water enters through open parapet joints or a failed coping cap, travels down inside the wall, and shows up on a ceiling below. Replace the roof membrane without touching the parapet and the leak comes straight back.

Timing and Season
Fresh mortar has to cure above freezing, so tuckpointing in Chicago runs roughly April through November. We will not repack joints in conditions that will cause the new mortar to fail — that is just selling you the same job twice.
Full-facade tuckpointing is typically a 20–30 year cycle. Exposed elevations and parapets often need attention sooner. If you are already seeing several of the signs above, the correct time is this season rather than next.
One Warning About Mortar Mix
On older Chicago buildings the mortar mix matters enormously. Historic soft brick was laid with lime-rich, soft mortar. Repoint it with modern high-cement mortar and you have created a joint harder than the brick — so all future movement and freeze expansion goes into the brick face instead of the joint. You will get spalling within a few years.
Any contractor working on a pre-war Chicago building should be able to explain what mix they intend to use and why. If they cannot, that is worth knowing before they start.
